Partial to Complete Home Staging Starting at $220.00
We look at your home through buyers' eyes. We place your furniture and accessories in a way that accentuates your home and it's features in a warm and inviting way. We will remove all non-essential items and collections that make it difficult for buyers to imagine themselves living in the home. Home Impressions has furniture and accessories available if some items are needed to complete the look. We want to work with you within your budget, so you determine the time/price limit and we will get as much done as possible. We can stage the main rooms of the home that have the most impact or the complete home.
Vacant Home or Model Home Staging Starting at $320.00 plus monthly rental costs
Vacant homes just don't show well. Buyers don't want to linger in vacant homes and the homes just don't have the same "homey" feel. Buyers only know what they see, not the way it's going to be. Most buyers can't envision how great a home would look with the right furniture placement. The accessories give the home that welcoming "Ahh" feeling. With a lack of furniture, small imperfections in the room are more noticeable. Buyers remember those small imperfections if they do make an offer on your home and their offering price will be adjusted according to that. Buyers tend to overestimate the repair costs of a home by 150-200% or more. We have quality furniture and accessories available for rent or we can use your items in a creative way. We want to work with you within your budget so we can do as much or as little as you would like.
Services for Hands-on sellers who would like to do the work themselves:
Staging® Consultation $150.00
We will meet with you at your home and spend approximately 1-2 hours viewing your home, taking photos, and making some notes. We will then return to our office to complete a report (typically 3-5 pages) detailing the changes that we recommend you make prior to listing your home to make your home the most appealing to potential buyers. We will then set up a time to meet with you and go over the report.
Staging® Inspection $100.00
For those who have worked to get their homes in showing condition, we will come in and give you suggestions to make your home stand out from the competition!
Staging® Assistance $220.00 and up
Two of our stagers will work with you in your home for two or more hours to get you started on preparing your home for sale. We will start in the most visible part of your home de-cluttering, furniture and accessory placement, and instructions for finishing projects. We want to work with you within your budget, so you determine the time/price limit and we will get as much done as possible.

- Room Redesign – Our imagination will transform your room using your furniture and accessories and maybe some new pieces too! We may be able to "shop your home" and move your furniture and accessories to be used in a fresh new way in a different room. We can help you with color and material choices for your walls, floors and windows. We can do all this in a very affordable way and usually within a day. We can give you advice on moldings, mantels, pictures, etc. From top to bottom, we'll help you create a room that's as unique as you are. If you can't imagine it…we can!
- Personal Shopping – For those who like the ideas we discuss, but don't have the time to make it happen. We will shop for you from our many sources to get the best possible price for the items that you want to purchase. We can accommodate any budget to find the perfect finishing touches.
- Move-In, Blended Family, Downsizing Services – If you are moving, combining households or downsizing, we will help assist you with furniture placement and/or decorating ideas.
